Ideas for Extra Office Space Usage?

Hi all.

Me and my partner own a consultancy firm, in Islamabad, Pakistan. We recently started up (only about 4 months ago). We're mainly working on power projects etc.

We're currently renting office space in a commercial area, on the 2nd floor of a 3 story building. We occupy 2 personal office rooms (one for each partner), and a joint conference room. However, we are left with some extra space in the office, which is as follows:

Unused office space area:

• Closed office room w/ washroom (washroom
area measurement not included):
o L 14ft. 1in.
o W 12ft. 7in.
o Covered Area: Approx. 177 sq. ft.

• Staff/Operators room, divided into two parts:
o Larger division area:
 L 18ft. 2in.
 W 12ft. 5in.
 Covered Area: Approx. 225 sq. ft.
o Smaller division area:
 L 11ft. 8in.
 W 12ft. 5in.
 Covered Area: Approx. 145 sq. ft.

• Total Free Space Covered Area: 547 sq. ft.


(I don't know where all those question marks came from, they should be bullets).
(Also, this space can be easily separated so that our business doesn't interfere with the other. Our rooms are located at one end, theres a kitchen in the middle, and the other space is at the other end. If I could only draw you guys a diagram...)

Since we never use this space, its going to waste. I have been contemplating what to do with it. I wouldn't mind subletting it, (even though there are rules not to sublet), its not a problem here since whoever sublets it can be made a partner in an agreement and it would be perfectly legal. In addition, no one here really cares if we sublet it anyway.

I've also thought about opening up a call center in this space and am currently researching that prospect. I'm still uncertain about that since the center will only be able to hold max 14 seats/agents. Also, I'm not sure I want to bring up our overhead costs by doing something like that.

I was wondering if its viable to just furnish the place, with desks, computers, (the whole shibang), minus the IPLC (international phone line lease) and other ongoing costs associated with a call center, and then just lease the space out to someone who would be interested in opening their own call center, OR finding an existing call center that is looking to expand its seats, etc.

Am still thinking about other ideas. I'm new to this blog thing and I'm hoping there are many helpful people here who offer sincere advice and encouragement while also offering positive criticism.

I'm open to all suggestions.
